What's next? Going from an Unconditional Contract to Settlement

It’s important to know that there is still a bit of work to do which can involve the vendor once your contract has gone unconditional. There are still rights for you as a buyer that you can enact to ensure you are getting the property that you paid for.

There are key people to work with during this process who can help advise on specific areas such as your Mortgage Broker and Conveyancer. A Buyer’s Agent can help to manage these people and be the front line for fielding all questions relating to the property you have just been successful for.

What should you do before Settlement?

  • Book in Final Inspection Date (usually within a week of Settlement)

  • Follow up on Special Conditions that need to be met for the property

  • Arrange for the bank to get all necessary bits of paperwork so they can arrange necessary evaluations*

  • Paperwork needs to be sent to Conveyancer for them to start their process and work with your bank
